What clients value most

Real estate that feels like family.

I spent my career in the people business before real estate. The formula never changes: listen until I truly understand, advocate fiercely, and stay in your corner long after the keys are in your hand.

Fierce negotiation

Offers are built on research, not hope. I know what a home should appraise for, where the room in the price is, and how to protect it through inspections and underwriting.

Personally walked through every step

You work with me, not a team of strangers. From the first showing to the final signature, I explain each step, answer every question, and keep the deal moving when it feels stuck.

In your corner after close

Closing day is not the end of the job. The mover, the utility hookups, the first homeowner question: I am still one call away, long after the keys are in your hand.

The ideal client

Ideal clients are people standing at the start of a new chapter — a first home, a new city, a new season of life — who want more than a transaction. They want an agent who listens, guides, and fights for them like family.

How it works

How does buying or selling a home work?

First-time buyer hub
  1. 01

    Listen first

Your wish list, your budget, your timeline, your fears. I understand the goal before I show a single home.

  2. 02

    Research & strategy

Comparable sales, market conditions, and honest pricing. For sellers, a CMA. For buyers, an offer built on evidence.

  3. 03

    Negotiate hard

Every offer, counter, inspection request, and term sheet handled with firm hands and warm words. No bridges burned.

  4. 04

    Close & stay

Deadlines tracked, documents translated, closing on time. Then I hand you the keys and the after-close list.

Common client concerns

The worries I hear, and how I handle them

Every client starts with a worry or two. Some of these will sound familiar. Here is how I meet each one, in the words of how my clients describe working with me.

“I’m a first-time buyer and I don’t know the steps”

How I handle it

You are not expected to know any of this yet. I break the process into small, clear steps and walk you through each one before it happens, so nothing ever gets sprung on you and every decision makes sense when you make it.

“I’m buying from out of state and learning the market in real time”

How I handle it

I coordinate the whole search remotely: video walk-throughs, school and commute research, offer timing, even the first inspection. My out-of-state clients fly in to confirm, not to scramble, because every deadline is already tracked and handled.

“I had a bad experience with an agent before”

How I handle it

I have heard those stories, and I understand the hesitation. Trust is earned one straight answer and one returned call at a time. I put everything in writing, I keep you informed, and I let past clients speak for me.

“I’m picky, I have a lot of questions, and I know what I want”

How I handle it

Good. Picky clients meet me at my best. Every question gets a real answer, every must-have becomes part of the search, and you are never made to feel difficult. One client wrote that I paid attention to all of it, even the little things that would not matter to most people.

“What if the seller, the builder, or the timeline gets difficult?”

How I handle it

Tricky transactions are where an agent earns their keep. I negotiate strongly but kindly, never burning bridges, and I keep tight timelines moving by staying on top of the lender, the title company, and the other agent so nothing ever waits on us.

“Will this home still make sense to sell or rent years from now?”

How I handle it

That is exactly the right question, and I think about it before you fall in love. I ask every buyer what their life looks like five years out, and I weigh resale and rental demand the same way I would for a property of my own.

“The paperwork, lenders, inspections, and title process confuses me”

How I handle it

None of it has to confuse you. I translate every document into plain English before you sign, I coordinate the lender, the inspectors, and the title team for you, and I explain every detail so you always know exactly what is happening and why. My clients tell me that the paperwork they dreaded turned out to be the easiest part, because someone finally walked them through it line by line.

“Angie is one of the best agents I’ve ever worked with. She doesn’t just open doors and write contracts. She listens, she pays attention to the details, she thinks several steps ahead, and she truly cares about getting the best possible outcome for her clients.”
