What the VA loan and Arizona add up to

Zero down payment

Eligible veterans, active-duty members, and surviving spouses can buy with 100% financing, no down payment, and no monthly private mortgage insurance.

Stronger terms

VA loans generally bring lower interest rates, flexible credit guidelines, capped closing costs, and no prepayment penalty. Sellers can pay concessions too.

Funding fee waivers

The VA funding fee is waived for veterans receiving VA disability compensation, so the savings can be significant at closing.

Arizona property tax breaks

Honorably discharged Arizona veterans with VA disability ratings get property tax exemptions on their primary residence: a full exemption at a 100% rating, and a partial exemption, prorated by rating, below that.

Retirement pay not taxed

Arizona does not tax military retirement pay, and disabled veterans have vehicle license tax waivers available.

One important note: program terms, income rules, and exemption amounts change. Arizona law was recently updated to remove household income limits for the disabled-veteran property tax exemption, effective 2027. Always confirm the current numbers with your lender, the Arizona Department of Veterans' Services, or your county assessor before relying on them.
