Step one: the free valuation. Before anything else, let's put a real number on your home. I prepare a comparative market analysis from actual sales of comparable homes in your neighborhood, then we sit down and review it together, including what your home will realistically appraise for. No guesswork, no inflated number you will regret later.
Step two: the preparation plan. We walk through your home and decide what to fix, what to stage, what to declutter, and what is worth spending on before photographs. In most cases I can save you from over-improving: not every upgrade pays for itself at resale.
Step three: professional presentation. Your home gets professional photography, a strong listing description, and placement on the multiple listing service plus Zillow and the other portals buyers actually use. This is also where your agent's marketing plan makes a visible difference.
Step four: pricing and launch. We set the list price from the data, not from hope, and we go live at the moment that gives your home its best shot at a competitive first two weeks.
Step five: showings and offers. I manage showings, collect feedback, and bring you every offer with my honest read on each one: price, terms, financing strength, and likely outcome. You decide, I advise, and we negotiate.
Step six: the closing gauntlet. Once an offer is accepted, there is an inspection, an appraisal, buyer financing, and a pile of documents. I coordinate the dates, translate the paperwork, and keep the deal on track through closing day.
