A lot of clients assume their agent opens doors and writes contracts. The truth is that the visible work is maybe half the job. Here are ten resources your agent quietly brings to every transaction.
One: a lender shortlist. Buyers need a lender who answers the phone and closes on time. I keep a list of local lenders I trust to do exactly that, and I match clients to the right one for their situation.
Two: inspectors who work for you. A good inspection is the buyer's best friend. I recommend inspectors who are thorough, explain their findings, and do not pad the report with drama.
Three: title and escrow expertise. The title team is where the closing actually happens. I work with title companies that keep deadlines and explain their paperwork in plain English.
Four: contractors and fix-it pros. That faded paint, the faucet that drips, the garage door that rattles: I know who to call for a fast, fairly priced fix before photos.
Five: staging insight. Sellers hear "declutter" and freeze. I help you prioritize: which rooms matter, what to move, and what to leave.
Six: market intel. Off-market listings, price trends, days-on-market shifts, and school and zoning data: your agent reads the market signals so you do not have to.
Seven: paperwork translation. Contracts are full of dates and obligations. I translate every document into plain English and flag what actually matters.
Eight: deadline enforcement. Missed deadlines cost buyers and sellers real money. I track every date from inspection deadlines to closing time and back it up with reminders.
Nine: crisis management. The appraisal comes in low, the buyer's financing wobbles, the inspection finds a surprise. I have fixed each of these dozens of times, calmly and quickly.
Ten: the after-close network. Movers, utility hookups, cleanouts, handyman services: the list I hand clients after closing is worth its weight in moving-day sanity.
You can start building your own list from my preferred vendors page, which profiles local lenders, inspectors, title companies, and movers across the Valley.
